A FEW QUICK THOUGHTS: Tucson is an incredible place to live and each area has its own special nuance that truly needs to be understood on a local level. The internet can be very confusing. There are many beautiful homes to view, but without a complete understanding of the layout of Tucson, then you may be missing out on what each area has to offer. Your commute life can also be much easier with a strategic approach to choosing what part of town to live in. I made this video because I am serious about helping you make the right decision by giving you information. Sometimes we take a 2-4 hour drive to get the feel of the entire area, and sometimes this video paints the picture well enough. Complied with my other area videos gives the buyer a great introduction to the Tucson area.
Today I am going to take you on a deep dive orientation to one of the area’s most popular master-planned communities – Continental Ranch.
Continental Ranch area is around 2100 acres and has about 7000 households. The major roads that surround or run through Continental Ranch are Cortaro Road, Silverbell Road, Coachline Road, and Twin Peaks.
Now, Silverbell Road is named after the Silverbell Mine which is 20 miles to the west of the area.
Residences range in size 974 to 4200 sq’. Some of the neighborhoods have individual names such as Desert Vista, Coyote Crossing & Marbella. A lot of Continental Ranch don’t have individual names. Homes were built between about 1990 and 2009 by builders such as Richmond America, DR Horton, Meritage, & Pulte. Now, one of the important considerations in purchasing a home is whether it has polybutylene pipes or not. Polybutylene pipes were used in the United States between 1978 and 1995. Polybutylene has a history of leaking and sometimes having catastrophic failures. Some manufacturers claim that the failures are mostly in the joints vs the actual pipe and others say that if your poly hasn’t leaked up to now it most likely won’t leak. We have been in our house for 25 years and have poly inside our house and haven’t had any leaks. A lot of homes in Continental Ranch and around the country have had their polybutylene pipes replaced. It is just one of the things to keep in mind when purchasing any home in that era, not just in Continental Ranch but anywhere in the US.
Now prices in Continental Ranch can range from about $160,000 to just under $500,000
Continental Ranch has two community centers, two pools, a large baseball field with a skate park and several neighborhood playgrounds. The original community center is located just off of Silverbell on Coachline. The other community center is located at Coachline & Twin Peaks and has a swimming pool and soccer fields. A large baseball field with a skate park can be found across the way from the main community center just off of Coachline.
In addition to parks in Continental Ranch, just south of Continental Ranch is Marana Crossroads Park. This is a very active park that has a public library, volleyball courts, soccer fields, baseball fields, basketball courts, a large playground and a small splash pad that operates in the warmer months.
Along the Marana Crossroads park and even accessible from within Continental Ranch is what they call ‘The Loop’. This is a system of 124 miles of paved shared use paths for biking, running, walking that follows typically the Santa Cruz and the Rillito River.
There is lots and lots of shopping, restaurants, and services in the area. Within Continental Ranch, the main grocery shopping is Frys and Safeway. In the Frys Shopping center, there is also a great little Chinese food restaurant. It is sometimes hard to get a table, but they do a great take out business. If you call and get a busy signal, just keep calling until it rings. The Safeway shopping center is on the north end of Continental Ranch.
Very close to Continental Ranch is Arizona Pavilions. Here is a shopping mecca with just about everything you would ever want. This includes big-box stores such as Walmart, Kohls, TJ Maxx, Ross, and Home Goods. There is an LA Fitness, Petco, a car wash, hardware store, and numerous small businesses and restaurants Chili’s, Boston’s Cracker Barrell, Texas Roadhouse, McDonald's, Burger King, Taco Bell, Kentucky Fried Chicken, and other small restaurants. There are also several hotels that provide lodging at Arizona Pavilions as well as a links golf course.
